My hot water system failed and it isn't that old. Why?

The supply here is soft, and that decides how tanks die. Somewhere with hard water, a cylinder chokes up with scale and that is the end of the story. Not here. What goes first is the anode, which is designed to corrode instead of the steel, and once it has been used up the tank itself starts going. The other common ending is an element burning out. Both of those can often be put right rather than replaced.

What is WELS, and does it apply to my house?

It is the Water Efficiency Labelling and Standards scheme, and it began in 2005 and 2006. It requires showers, tap equipment, toilet suites, washing machines and dishwashers to carry a star rating and a water consumption figure when they are sold. It governs what is sold rather than what is already installed, so nothing in your house is non-compliant because it is old. What it does mean is that if a bathroom here has not been touched since the house was built, the fixtures in it were made before anybody had to publish those numbers.

Do you work on heritage and conservation-area homes?

Cherrybrook was developed as a planned suburb on former orchard land, built out largely through the late 1970s and 1980s. That is the whole relevance: the build period sits two decades before the labelling scheme, so an original bathroom here is a pre-WELS bathroom by date rather than by anybody's choice.

How different are the old fixtures, really?

Not marginally. An old single flush cistern was commonly eleven or twelve litres a flush. A modern four star dual flush is nominally four and a half litres on a full flush and three on a half. We are not going to promise you a figure off your bill, because that depends entirely on your household and any number we invented would be dishonest. The volumes themselves are simply a matter of record.
